Developer Forty Management wants to authorize the tallest residential tower in Bucharest, a 122 meters tall building near the Miorița Fountain

Forty Management plans to develop an exclusive residential project, Central District Royal Suites, with an estimated market value of €76 million. Designed in the form of a 122-meter high tower, Central District Royal Suites will be the tallest residential development in Romania. The company has started the permitting procedure for the real estate project.

The project of the company led by businessman Lucian Azoiței will be located on a 3,000 sqm plot of land near the Miorița Fountain and will offer 34 luxury apartments in 3 configurations: full 1st-floor apartment, half-floor duplex and 2-floors penthouses.

It is located between two lakes, overlooking Herastrau Park. In the vicinity, there are cultural and artistic spaces such as Villa Minovici – Museum of Popular Art, Museum of Apuseana Art or Băneasa Royal Railway Station.

Central District Royal Suites will benefit from a unique architecture, technical solutions of the highest level and a public art gallery supporting Romanian contemporary artists. The project will integrate the entire site into the neighboring public spaces that will be reconfigured. The facade of the public art gallery allows the space to open up to the outside, thus joining with the garden to provide a suitable place for art and large artistic events.

“The architectural concept of the building focuses on qualities offered by the world’s most exclusive residential projects, such as unique views, the height of space, natural light, premium materials, energy autonomy, and comfort-related technology. The building’s spiral volume and geometry provide a unique view for each dwelling. Generous terraces allow each apartment a 270° opening. This project puts Bucharest on the map of modern emblematic projects” says Traian Bompa, principal architect of Sane Architecture.

Central District Royal Suites will be a passive energy-autonomous building. The façade is made of a mix of black composite stone and photovoltaic panels which, combined with geothermal systems and generous thermal insulation on the outside, ensure the sustainability of the project.

The residential complex offers amenities such as a semi-Olympic swimming pool, a gym and fitness area, a spa area with sauna, massage and hammam, a cigar lounge, a wine tasting area, an audition room with recording studio, personal storage spaces and an automated parking system with valet parking.

The ground floor will house the reception area, art gallery, work and meeting spaces, a bar, lounge and library for residents.

The concept was designed by Sane Architecture, a Paris-based architecture studio whose projects have been recognized in several international competitions. The company, founded in 2013 by Romanian architects Christina Chelarescu and Traian Bompa, has a wealth of experience in the fields of architecture, economy and art.
