Report on real estate: Transactions in logistics and industrial spaces doubled in the first three months of the year compared to the same period in 2020

The volume of trading on the local logistics and industrial space market doubled, in the first quarter of this year, compared to the same period in 2020, to almost 200,000 square meters, according to an analysis of the real estate consulting company Cushman & Wakefield Echinox. Bucharest attracted almost 60% of the traded volume.

Centralized data from specialists show that, in the reference interval, contract renewals represented only 16% of the traded volume, while over 40% of the total transactions were pre-leased. In this context, Bucharest attracted almost 60% of the traded volume, and an important activity was also observed in Timişoara, Piteşti (10% of the traded volume each), or Braşov (7%).

On the other hand, the deliveries of new spaces in the first quarter of this year were limited, the most important completed development being the expansion by 10,000 square meters of the Distribution Center owned by Decathlon within the logistics park developed by WDP at the intersection of Bucharest – Ploieşti highway and the Capital beltway. Within the same project, one of the largest transactions of the beginning of the year took place, with eMag renting a space of 11,000 square meters. Currently, developers are building new spaces with a cumulative area of ​​over 450,000 square meters, of which 55% are concentrated in Bucharest and around the city, according to Cushman & Wakefield. Such assets can be found in Cluj-Napoca, Timisoara, Brasov and Craiova.

CBRE: Romania will reach a stock of 5.5 million sq m of space in 2021

The industrial-logistics sector also registered increases in Romania, the most recent analysis of the consultants from CBRE shows. The modern stock of industrial spaces in Romania has exceeded the threshold of 5 million sq m in 2020 and will reach approximately 5.5 million sq m this year, according to the report of real estate consultants. Over 60% of the area under construction has already been rented out to customers, but a very small percentage of these spaces are intended for production. Out of these pre-rented spaces, more than half (54%) was contracted for distribution operations, 40% of the surface is destined for storage activities and only 6% goes to production activities and logistics, shows the data transmitted for Economedia.ro.
